Is This an Illegal Rent Increase Notice? Let’s Unpack it!

 

Let's unpack this. this is supposedly the 30-day notice for the rent increase/new lease. They actually stuck these in unsecured TUBES where the letters can get wet, blown out, accidentally removed by someone not paying attention, yada yada. Oh, and there's no guarantee that anyone received these. (Prior to this, they were stuck on our doors or included with our rent bills for December.)

These days, they have an online portal where they can do this stuff, yet, they chose unsecured tubes. Why did they choose UNSECURED TUBES to deliver the rent increase notices? It's not illegal, but they'd have a tough time proving they gave 30 days notice, esp over THANKSGIVING WEEK!

Right...

The Corporate Greed Bug Has Hit Small Town America. Middletown, Indiana Is the Next Victim!

 

So, there's a lot to unpack here. That $480 is a $100 monthly increase. That is shameful. These guys should be going to church and praying for enlightenment and forgiveness for the sin of GREED, and then adjusting their plans. these guys are the epitome of corporate greed. Just GIMME GIMME GIMME and I'll give you NOTHING. 

Nevermind the fact that this will push my lot rent etc to north of $550. I should get out the stipulations on the "DO NOT DO THIS" on OUR property that YOU are RENTING but can't do anything on, but I'm not going to do that right this second. Suffice to say, you can't do anything on their property except mow their grass b/c they'll be damned if they even attempt to do any work for all this money they want. Oh, and there are no services here. We do not have a pool, car washing station, club house or anything else. This town has no buses or public transport of any sort. There are NO services in this community or town. NONE. There are barely sidewalks in town. No sidewalks in the community.  So....  yeah . . . try not to get hit by a car.

Too Many Dates to be a 30-Day Lease Increase Notice!

Now, look at all these dates. This can't be legal, and it for sure confusing.

So, they're giving the 30-day notice. They stuck it in the TUBES rather than doing it electronically. When did I get my 30-day notice? I know I posted a picture here on the 24th of November, but when did I get it?

But let's assume I got it today, 30 days from today is 23rd or 24th, depends on how you do the day math. That much, at least works for my situation and when I picked it up.... What about someone who's gone until December 5th, and they paid their rent ahead for December, so no need to check anything? Did they get their 30-day notice?

30 Days Notice But Sign Your New Lease in Two Business Days!

Now, look at this first date - YOU MUST SIGN this by November 30, 2024...... November 30 is a Saturday. the office here isn't open on Saturday, and the lady that does this shit will be out of the office from November 28 through December 9. Also, that requirement means we're only getting, at most, a 6-day notice, and that's if everyone got their stuff TODAY.

In Indiana, there's no rent control laws, but there is a law that says they MUST provide 30 days notice for any rent increases. The second date says - they aren't doing that with this notice. They want people to make a decision in less than a week over a holiday. So basically, if they get this notice TOMORROW, they have Tuesday and Wednesday. That's a 2-day notice.

Now, they say that move-out must be 12/31/2024, and you must remove your home in 30 days too. That's not freaking likely, It's winter. So that's unrealistic. Possibly not illegal, but certainly flies in the face of common sense. It can take as long as 3 months to move a mobile home, depending on weather/condition/the next site, yada yada.

Now, if this lease isn't returned by 1/1/25, lot rent will go up $50.... Is that $50 on top of the $380 I'm paying or $50 on top of the $480?

This LEGAL rental notice is anything but......  It's a disaster.…

Malicious Lease Notice

And I also think it’s malicious. They’re increasing the rent by $100 a month. Most of the people in my trailer park cannot afford that. They will be forced to move, but at the same time, there’s no way they can afford to move their homes in 30 days. Nevermind the fact that that cannot be done in most cases. It’s not feasible. The homeowners here cannot find a new place to leave, contact a tractor company to move the homes and get them moved by December 31st across two holidays.

But hey, no problem, even if they manage to do it, the rest of us will just subsidize their departure with our new $550+ monthly payments to these sinful greed monsters. And eventually, they’ll increase the rent so high that we’ll all be homeless, but it’s all part of their plan because they want to get RICH people to move into a TRAILER PARK! . . . yeah, that’s gonna work for them….

 

I just hope my neighbors didn't buy any Christmas presents or thanksgiving or Christmas dinners. They can't afford them now!
